12 new houses could be built in a Tynedale village.

A planning application has been submitted to Northumberland County Council for permission to build the houses in Riding Mill, on land at the Manor House.

The application has been submitted by Hedley Planning Services on behalf of Ian Dickinson Trust.

The proposed dwellings would provide a mixture of three, four and five bedroom family houses.

There would be five three-bedroom houses, four four-bedroom houses, and three five-bedroom houses.

A heritage and design statement prepared by Pod architects on behalf of Hedley Planning Services and provided alongside the application states that 'Prior pre-application advice concluded a modern housing estate layout would fail to positively respond to the setting of the listed buildings within the area'.

It added that the properties will be 'inspired by traditional farm steading developments and properties within the area.'

Proposed materials include brick and stone, timber panelling, and slate tiling.

Permission is also being sought for the creation of a new access, car parking, and soakaways.

Access to the site would be via a new access point from the A695, along the northern boundary.

There are plans for a shared parking courtyard, framed either side by the proposed housing.

According to a planning statement by Hedley Planning Services, a leaflet drop was undertaken in April to notify residents of the proposals. The leaflet was delivered to 35 addresses in the area.

Responses were collated and have been summarised in the planning statement.

Concerns raised include the impact on road safety, the proposed access, the loss of privacy for residents of Riding Cottages, and the impact on heritage assets and schools.

It said 'many residents support new houses but in a recent survey they said they would prefer low cost market housing', and that they would prefer to see 1, 2 and 3 bedroom homes.

It added Broomhaugh and Riding Mill Parish Council also raised concern over the proposed access and the size of the houses.

The planning statement said the proposal has been revised in line with resident comments and that reports have been submitted to ensure that all comments have been addressed.
