House prices in Northumberland dropped by 3.5% in April, new figures released by the Land Registry show.

The number, which was more than the average for other parts of the North East, didn’t however prevent the prices of houses going up within Northumberland compared to annual statistics.

Throughout the county, house prices are now 6.4% higher than they were 12 months ago, but this figure was also the lowest of any compared to the rest of the North East.

According to the revealed figures, the average price of a Northumberland property was £164,879 in April – 3.5% down compared to the average price in March – with the average UK property 1.9% down on value compared to the previous month.

The average price of a property within Northumberland is now also £9,900 more expensive compared to 12 months ago, although this number is the lowest of 13 local authorities across the North East.

Detached houses fared worse in the county in April – dropping 3.7% in price compared to March’s figures – although annually their price still rose by almost 7%, while Semi-detached (3.3%), terraced (3.5%) and flats (3.4%) were also worth less compared to March’s figures.

First time homeowners also spent on average £7,800 more in April than they would have done 12 months earlier, with the number increasing to £14,600 compared to stats from 2016.

Hartlepool saw the biggest annual growth in house prices up until April 2021, with prices being over 20% more expensive on average compared to 2020’s statistics.
