A home created from stone farm buildings, and with stunning far-reaching views, is on the market and sure to be of particular interest to anyone with an interest in horses.

South Fens Farmhouse at Fenwick has seven stables, a floodlit manege, horse shower, tack room, hay barn, field shelters and 10 acres of grazing land. It was formerly run as a livery yard.

Mandy and Chris Denning have lived there for the past five years with her two horses, Tiggi and Sox.

Mandy said: “It was the equestrian facilities which were the attraction. We bought the property and created a useful separate contained office, which could also be a gym cum tack room.

“This was all with the view to running perhaps a livery yard or having friends to come with me for company on rides and so on. But my work commitments just took over.”

She works within an estate agency and Chris runs his own motor trade business.

“It’s a quiet, peaceful spot for the horses, with a lovely mile-long country lane before you get to the main road and fantastic off-road hacking all the way down to Matfen,” said Mandy.

“There is lots of company around if you want it. My neighbours all have horses, down the bottom of the lane they have horses, so it’s very sociable.

“It’s really nice riding and the arena is such a good size to do a lot of jumping, not a little one just for dressage.”

With all this emphasis on horses, the couple haven’t done a great deal to the house since moving in, other than installing a large breakfast bar in the kitchen, their favourite room.

“We spend all our time here, eating, drinking and watching TV,” said Mandy. “The windows are all round the house, front and back, and once the sun comes through, it stays really warm.

“There are fantastic views all round and a lovely formal garden which is low-maintenance and very neat and tidy. It overlooks the stable and has very nice views looking south down the Tyne Valley.”

South Fens Farm retains original beams and exposed stone walls combined with contemporary fixtures and fittings for modern-day living.

The front door opens into a porch with flagstone flooring, while the large breakfasting kitchen has a comprehensive range of painted units with granite work surfaces, integrated appliances and a door to the rear porch.

Glazed double doors lead from the kitchen into the dining room, which has a floor-to-ceiling window, vaulted ceiling and Karndean flooring that continues through to the sitting room.

This room also has a vaulted ceiling, exposed stone walls and exposed beams and a feature stone fireplace with multi-fuel stove.

Next to the sitting room is a contemporary garden room with beamed, vaulted ceiling and extensive glazing to the gable end, offering stunning, far-reaching views of the Tyne Valley.

A rear hall with downstairs cloakroom leads to a parking area with space for two cars.

On the other side of the breakfasting kitchen are two spacious ground-floor bedrooms, both of which have exposed ceiling beams and fitted wardrobes.

They share a luxurious and contemporary Jack and Jill bathroom fitted with double-ended freestanding bath and corner shower cubicle.

Upstairs are two further bedrooms and a spacious bathroom with double-ended ball and claw foot bath.

In addition to the equestrian facilities outside, there is a substantial gravelled yard which provides a turning area and ample parking for numerous vehicles.

Mandy said: “Because we’re not running a livery business here, there’s too much space for us.

“The property lends itself perfectly to a business or for somebody who wants a lot of outdoor space. It’s a fantastic spot to have horses at home; it’s perfectly built for that.”
