Kim Harrison of youngsRPS says: "Giving your viewers a good first impression is key. They've already shown an interest by looking at your property online and booking a viewing so it's important that you get your presentation right.

"Make the entrance welcoming and clutter-free. Give the front door a clean or even a fresh coat of paint.

"It's easy to focus on all the negative things and jobs that need doing until the list becomes endless. Invite an agent round for a free market appraisal to give you the advice needed and help you to prepare for a successful launch."

Joan Evans of Finest Properties adds: "Before putting your property on the market, freshen up and clean rooms that need a lick of paint, and declutter as much as possible to present your home to its best advantage.

"Thoroughly clean throughout, replace any worn floor coverings, make sure windows are sparkling and the approach to the property is neat and tidy - kerb appeal!

"Lawns and hedges should be trimmed and flower beds weed-free, as first impressions count for a lot."

Andrew Coulson believes it is crucial to instruct the right agent: "If your chosen estate agent doesn’t offer the following then choose again," he says.

"They ideally should have an office in a prime, central, busy retail location with excellent footfall and passing trade.

"They need exclusive national connections, providing access to relocating buyers and an associated London office which can give your home exposure to the city.

"Independently trained and assessed staff will guarantee professionalism and competence and gloss-laminated brochures with great photography and floor plans will promote your home effectively."
