With a cosy yet spacious feel, and full of character features, Jasmine House, in the heart of Acomb village, has been the much-loved family home of Louise and Benn Horncastle for seven years.

In that period, they have invested time and thoughtful care into transforming the mid-terraced property, built in the late Georgian era, into a warm and welcoming dwelling where original charm is complemented by contemporary upgrades, including underfloor heating.

Louise, who works as a pharmacist at the Royal Victoria Infirmary (RVI) in Newcastle, said: “We fell in love with Jasmine House as soon as we stepped inside. It has such a cosy feel yet is surprisingly large and versatile with an unusual, split-level layout.”

She and Ben, a consulting engineer, live there with their three-year-old daughter.

“We were attracted to Acomb by its rural aspect, great commuting distance to Newcastle and its proximity to Hexham, where we were renting,” Louise recalled.

“It’s a really pretty village with a fabulous community spirit. We spend a lot of time at Watersmeet and enjoy the numerous countryside walks literally on our doorstep as well as the three friendly pubs.”

Jasmine House, which lies within the village conservation area, has two/three reception rooms, four bedrooms and an integral garage, which could easily be converted to an additional room, having fitted cupboards and plumbing.

“The property was originally a workshop built around 1825 and transformed into a house after a gas explosion in the early 1980s,” Louise said.

“Since we moved in,we have transformed it from three to four bedrooms, upgraded the bathroom, partially boarded the loft, installed a new boiler, redecorated throughout and relandscaped the outside spaces.

“It’s just so unique and different. Our favourite room is the snug, with its large, wood-burning stove and open aspect to the kitchen, so it’s particularly good for entertaining.

“The property has very thick walls which make it lovely and cool in the summer and cosy and warm in the winter.”

It features an entrance porch opening into the bright and spacious reception hall from where an open-tread staircase rises to the first floor and a door leads to the garage.

On the other side of the hallway, Louise’s favourite spot – the family room/snug – has a beamed ceiling and deep inglenook fireplace with multi-fuel stove. Three steps lead up to the kitchen with its excellent range of floor and wall cabinets, Belfast sink, integrated dishwasher, range-style cooker and ceramic tiled floor. A dining area has additional tall units and the fridge-freezer is included in the sale.

A study/bedroom completes the ground floor layout, while the main sitting room is on the first floor and enjoys a lovely outlook facing the characterful cottages opposite.

This room has a beamed ceiling and deep window seat and the three double bedrooms combine period features with fitted wardrobes, in one room stretching from wall to ceiling.

The bathroom is a lovely space, transformed into an inviting haven with underfloor heating, a walk-in shower cubicle and whirlpool bath.

Outside is a small, enclosed front garden and paved courtyard at the back which is surrounded by stone walls with a gate to the road.

Louise said: “The rear yard is particularly nice in the summer, being south-facing and laid with Indian Sandstone – it seems to have its own microclimate.

“We have installed raised planters and benches and have solar fairy lights on the privacy screening.

“We will miss Jasmine House massively as it has been our first family home and it has such a wonderful, warm feel.

“However, we are looking to move on as we would like somewhere with additional land, ideally still in the Acomb area, as we’ve been so happy here.”
